How long does an inspection normally take?

 

An average inspection of a 3 bedroom house takes about two hours but this varies based on factors such as presence of a garage, whether the basement is finished, and the number of items of concern within the structure.

 

What is radon?

 

Radon is a colorless, odorless, radioactive gas. It is created from the radioactive decay of igneous rock and soil. In the United States it is the second leading cause of lung cancer.

 

Do I need a radon test?

 

When buying a home, a radon test is typically not required but highly recommended. Reference the map below for areas of New Jersey known to contain high levels of radon. The inspector will leave a small canister in the lowest room of the house for 2 - 5 days. This canister will then be collected and sent to a lab for analysis. Due to the additional steps required in this test, checking for radon will cost an additional fee.

 

What type of payments are accepted?

 

We accept cash, credit cards, and checks. All payments should be made at the end of the inspection. All checks should be made payable to All American Home Inspection, Inc.

 

What does the inspection include?

 

A typical home inspection includes a termite inspection, examination of the electrical, mechanical, and structural components of the house and garage.  We also check the exterior of the structure for defects. A visual inspection will be conducted of specialty structures such as pools or hot tubs but specialists should be hired for a thorough evaluation.

 

What is the cancellation policy?

 

All American Home Inspection has a $50 fee for appointments cancelled within 24 hours of the scheduled time. This is because appointments cancelled on short notice do not allow us to book other appointments for that time slot and is inconvenient for our inspectors.

 

What is required for an inspection?

 

To schedule an inspection one should first review and sign our disclaimer form. Then contact your real estate agent to notify the seller of the house and tenants of the time. It is critical that we have access to all rooms during the inspection. If possible excess furniture and storage items should be moved to allow access to walls, floors, and closets.
